When I began planning my inventory one of my main objectives was to find with pieces that had some flexibility/versatility. Why might you ask? Simply put, a stager's inventory has to accommodate different styles, room sizes as well as interior colors. <br />
<br />
In home staging, we can't change the style of the home or its interior colors or size to suit our inventory, therefore, our inventory best suit the home's overall size, style and colors.<br />
<br />
Since I live and work in the San Francisco peninsula, it made sense to cater to the largest home buyer demographic. Hence, I was going for more fresh and modern decor to start with.<br />
<br />

Since I had my eye on had my eye on another dining table that came with a 48" round glass top, I purchased the Silverado base with rectangle top.<br />

The base for the 48" round glass top is walnut and in the mid-century modern style.<br />

I was lucky to find one on craigslist for 60% less than a new one. The seller was the original owner who purchased the table a few months prior. Biggest plus of all, it was in pristine condition. *happy dance*<br />

Moving right along I set my sights on the dining chairs. <br />

Sadly, not very budget friendly at the moment. I was looking for incredible, give it to me for pennies, deals. So, I fired up my laptop and scoured the web for an alternative. I found tons of budget friendly but not quite right and found loads of quite right but not budget friendly. <br />

Totally budget chic: has that hint of Breuer's Cesca chair, was a good size, acrylic, chrome base, reasonably priced...sold.<br />

Now all I had to do was secure the four chairs to go with the modern walnut base. Light bulb went off. Since I already owned a knockoff pair of this iconic Wegner chair, buying 2 more to complete a set of 4 was a no brainer. Easy Peasy.<br />

Or so I thought.<br />

When I first found the pair of Wegner's wishbone "like" chairs online about 1.5 years ago they were selling as a set of 2 for $99.00. Ding ding ding, we have a budget friendly winner!<br />
<br />
Few months later, the price had gone up. Wasn't too thrilled about it, still price was somewhat reasonable, so I purchased a set of 2 for just under $150.<br />
<br />
Flash forward to current time (of this quest) I return to the site where I originally purchased the "set of 2", looking to purchase another set of "2" to complete my "set of 4".<br />
<br />
Surprise, surprise, surprise, I couldn't find a "set of 2". The chairs were so popular prices had gone up even more, over $150 for just one chair. <br />
<br />
Every place I looked the chairs were backordered, or sold out, a few that had some in stock were asking for over $200 per chair.<br />
<br />
My search continued and finally my persistence paid off; came across a sale where each were roughly around $150 each. <br />
<br />
I had a coupon and a few "reward" dollars I could use to reduce the price a bit more and ordered two for a total of $284 and some change. <br />
<br />
At last a sigh of relief. The dining tables and chairs were finally secure. I was also patting myself on the back for having purchased the other 2 a few months earlier. <br />
<br />
My relief was short lived. The delivery was delay for weeks. Each time I checked the tracking, delivery time was pushed out a few more days. After waiting for days and days more, the chairs finally arrive. <br />

The seats were black instead of natural...bugga. Several phone calls later, I'm told I had to wait another month to get the correct color as the walnut with natural was (once again) out of stock. <br />
<br />
After a couple of weeks they were back in stock and shipped! Hooray! I immediately opened the box and....black bloody seats again! They certainly have an odd sense of humor. More phone calls.<br />
<br />
After another 2 weeks and another pound of fret and worry the correct chairs (finally) arrived.<br />
<br />
I now had 2 dining tables with the option of being 3. Since I could interchange the Silverado base, I could better fit the right look in the dining space. Oh joy!<br />

Looking back, I am quite pleased with my dining room tables and chairs purchases. They have proved to be a great start to the initial inventory. They are fresh, modern, fun and also sophisticated and serious when need be. Gold star. <br />

Few weeks ago I went shopping for a few (much needed) items for the staging inventory. Since I needed a runner straight away for an upcoming project, no time for online shipping, off to Lowes I went.<br />

After going though each and every runner available, I was pleasantly surprised to find more than a couple of good possibilities:<br />

The longer the better. Had the budget allowed, I would have grabbed all 4 and called it a day. Since I could only get one, I had to be sure it was going to continue to work beyond the upcoming project.<br />

Yes, I'm one of "those" shoppers, I pull out my measuring tape, I lay things out and block the aisles, I take photos, I ponder, I'm...selective (pedantic).<br />
<br />
However, I try to be courteous; I try to leave a "shopping cart" space when possible and I put the items back on the shelf when done.<br />

Not that I've been huffed at a time or two...more like several times. But I digress. Back to the runners.<br />

I liked the trellis, wished the pile was either a bit longer, or shorter for that matter, but it had that "bathroom rug" height, so I decided to pass on it.<br />

The border has this velvety texture to it. Nice, simple, universal, what's not to love. Alas, I had to leave it too, I needed something more in the dark gray/black family.<br />

As much as I wanted that jute runner, this one would work best in the gray and more transitional décor project coming up, as well as beyond.<br />

Can't go wrong with a black and white runner. This one is really nice as the white is pretty good. Not stark white, but no beige or yellow in it. Winner, winner.<br />

Just a note about online shopping...the translation for caveat emptor means "monitor color difference".<br />

I've come to find myself avoiding buying certain things online not just because of time constraints, but that "risk factor" of monitor color difference. <br />

It's wonderful that many sites offer free shipping. It is equally frustrating that these same sites will not pay for returns when they can pawn off your purchase as "monitor color difference". <br />

Makes me mental that we, the consumers are left holding the bag on that overused loophole many sites have begun to quote as "policy". <br />

We either have to keep the darn thing or pay to return it. Those of you who have been in that position know the pain. You get hit with a fee called label & restocking fee, you have to repack it then haul it off to the post office or pay extra to have it picked up. What a bunch of rubbish! <br />

Yes, I know monitor color may differ, however, if no color clarification was offered in the items description, how is it that "monitor color difference" is the standard to justify a bait-and switch? <br />

In the same turn, if the description clearly states the color is beige, cream, ivory, off-white, and I purchased without reading the description, then ok, my fault, my cost.<br />

Anyway, I can now check off that long runner from the list. Who would have thought buying an area rug would be so daunting? Obviously not me, well, not until I started buying for the staging inventory. <br />

The thing is, it's different when you are buying for your own home or for a specific client's tastes. <br />
<br />
For staging, it has to be as universal as possible without being too bland. It's not just a matter of gray or beige. Not just in runners, but in each article of the inventory, be it a sofa or a bath towel. Perhaps I'm being a bit too picky (pedantic).<br />
<br />
One thing I do know for sure, I need that jute runner...but with a brownish-gray border.<br />

Originally it was my intention to post staging projects in chronological order, but I've had a change of heart. My Houzz account does that seamlessly for me, allowing me to post based on inspiration instead of chronological order. For the opposite side of the room, a sofa and coffee table was planned to go in front of the built-ins, but the sofa I had ordered several weeks prior (intended for the living room) was misplaced/lost some where in Illinois, they think. <br />

The patio was not planned (or charged for), but I was compelled to re-arrange the patio furniture to better compliment the views from indoors, as well as a more cohesive layout outdoors. Sorry, no photos. <br />
<br />
This was another rush job that had to be completed in one day. So yes, there are aspects of this project I am happy with, others not so much, like the lost sofa, no fresh eyes, and no tweak time.<br />
<br />
Looking at these photos now, of course there are several things I would have liked to have time to tweak. But the reality is working for 12+ hours straight, I tend to get a bit..stupid and blind. <br />
<br />
I usually let the client know that the project takes 1 1/2 days to complete. Thus giving me a chance to go back in with fresh eyes..and renewed energy.<br />
<br />
And about photo. Normally I can take advantage of the listing photos (hence the "w i d e angle shots" for use. But for some reason most of the photos shown in the listing are empty rooms, were taken after the remodeling and refreshing work was done and before I staged the house. Then a few days later, a few of the furnished shots showed up. It's all quite odd.<br />
<br />
Still, I do pepper in some of my own photos. For the moment, my only choice for a camera is either my Samsung phone or my ipad mini, so you can see why I rely on the professional listing photos for my portfolio and posts.<br />
<br />
Anyway, after all said and done, the client was very pleased with the results. (big sigh of relief)<br />

Having realized that in addition to needing more "big" pieces from the 1st project, I was also in dire need of more decorative accessories for the wall and table top. I needed to hit Home Goods, Marshalls, Ross, and the internet...yet again.<br />
<br />
Every penny I netted from the first project went straight back into the inventory. So more shopping and a house preview to do.<br />

After the preview, I worked out a design plan.<br />

This design program I used, had an option to add people. Great tool for checking the flow and seeing if the room layouts provide enough space for real live people to walk about without bumping into the furniture. <br />

As I mentioned before, for my first project I rented two sofas and 4 accent chairs. Since the budget had yet to allow for the purchase of any larger pieces to the inventory, I had to keep the rentals for this project. After working out the design plan, it became clear that one pair of the rental accent chairs, that matched the darker sofa, were too deep for the space, 38" too deep. <br />

Luckily a pair of accent chairs I had purchased online arrived a few days prior to the staging date. They were my only other option. The budget was hemorrhaging. You'll see them in the living room shots, they don't match the sofa (ugh).<br />
<br />
Let's start with the entry and work our way through the home. The entry was pretty tight, but the wall on the left was a bit long; nothing a round mirror and a small entry rug couldn't fix.<br />

Even though the home was compact, the layout gave it a more spacious feel. I had to work around some tight spacing and made sure I didn't obstruct the flow. <br />

I don't remember the exact size of the home but I think it was around 1800 sq. ft.<br />

Note my new accent chairs. I was really thrilled with them individually, not so much combined with that mid-toned rental sofa and the white rug. Don't get me wrong, in the right circumstances mixing pieces do look incredibly pulled together and gorgeous. Here, not so much. They are not my first choice, but were my only choice.<br />

I had planned for a smaller rug for this space but the owner asked me to "hide" some flaws on the hardwood floor. So I had to switch it 8x10 that was planned for the master bedroom. Unfortunately, the left corner, you see in the photo, landed directly in the pathway to the family room.<br />

I still cannot get it entirely clean. I'm tempted to have it dyed a light gray.<br />

Another regret, the side table next to the sofa. Originally I brought it in to hold a lamp, but then decided on the floor lamp in the corner instead. Why I didn't just take the side table out is beyond me. <br />

And why I didn't take those blasted faux orchids flanking the mirror away is also a mystery.<br />

I didn't want to clutter up the living room/dining room combo with lots of stuff on the walls or surfaces. My goal was to keep the décor light and airy as possible, not bare or wanting.<br />

The family room had loads of windows....all bordered by a very red fence. So instead of it being an eyesore, I worked orange, red, and green into that room's color scheme.<br />

Theses photos where taken before I could get the flat screen tv (prop) in, hence the long bare console table (yes, that's the Ikea Malm accent table that was made to roll over the Malm bed, unfortunately no longer available; I'd like at least 4 more in my inventory).<br />

I love using that console table because it fills a huge space without taking up too much space.<br />

On a side note, I find it curious that Ikea comes up with some fabulous pieces like that Malm console, then in no time at all they are discontinued, yet the basic stuff (which wouldn't be appropriate for my business) is there for all time. Regrets for this room, the mirror is too high and in this wide angle shot, it looks a bit lonely. In person, it's balance between the window and the lampshade, and fills the space just enough, just too high.<br />

Also, I had the windows in the wrong place in the design plan. So the bed looked a bit off on that wall; I do like how the little artwork gave the wall some symmetry though. <br />
<br />
It would have been nice if the bed would have worked on the wall the mirror is on. Unfortunately, the bedroom door, bathroom door and closet slider were opposite it. Had I placed the bed against that wall, the room would have looked a lot smaller and you would have to side step your way to the bathroom and closet.<br />

But I do love the bedding turned out.<br />

When I started trolling on the web to see what was available, I didn't find much in the 48"- 60" and <a name='more'></a>found more 36" up to 43". I wanted to find a really BIG one, so I kept on trolling.<br />

Having had prior experience in home staging, I knew it would take a bit of capital to start my own home staging business as having your own inventory is a must.<br />

I didn't want to start with any form of debt, I was slowly building my own inventory. Nothing really substantial, mostly some art work, linens, lamps and decorative items. I still lacked the "big" pieces, like the furniture.<br />

Seems life was giving me a bit of a push. A few weeks after my sister had fired me, yet again, and for the bloody last time, I was presented with a solid opportunity by an ideal client, a house flipper.<br />

I took my photos and room dimensions and headed back to design the space. <br />

On a side note, using a floor planner with 3D options saves me so much time. I can determine the layout, adjust furnishings to the size of my inventory and move the layout around until I'm satisfied, enabling me to have the project's inventory organize and ready to go when the movers arrive.<br />
<br />
It'd not always easy to determine if a rectangle or a round dining table works in the space when you see it person. The floor planner tool helped me determine which dining table would work best. <br />

Planning out the space ahead of time helps keep costs down, reduces tweaking from major to minor, and saves me loads of time and money (movers are paid by the hour, tick, tick, tick, cha-ching cha-ching!<br />

Compounded by the number of doors and a small hallway that lead to a full bath directly across from it. Any form of seating was only going to serve as a barrier to pathways.<br />

A family entertainment space would work best. The floor planner program let me try all sorts of layouts. Unfortunately I don't have those screen shots to share. What you see below is the winning layout; the space to have a desk area, family room space defined by a 10x14 flokati rug, and a game table area.<br />

I couldn't find the slats for the bed, so we had to prop the inflatable up with boxes. I thought the boxes were well hidden, ummm nope, guess again genius.<br />

As if those booboos weren't enough, I made a few more doozies.<br />
<br />
First, I thought renting the bigger pieces (the 2 sofas and 4 accent chairs), would enable me to stretch that budget even further. Problem was, a week after I priced out those pieces, the monthly rental price had literally doubled and their minimum rental amount increased. A huge unexpected hit to the budget.<br />
<br />
Second major faux pas, I should have assembled all of the pieces before the staging date. That poor planning cost me hours! There were 6 dining chairs, 3 console tables, 8 side tables, and (what I thought was a 36" counter height) table and 2 chairs for the kitchen. If it wasn't for my son-in-law's help, I'd probably still be assembling those pieces.<br />
<br />
And that table and 2 chairs never appeared in the kitchen because after we assembled them, it turns out the table was 41" tall, instead of 36". I misread the dimensions when I ordered it. Anyway, it looked horrid and shrunk the kitchen, so back to storage it went.<br />
<br />
All this compounded by the fact that the realtor had scheduled the photographer for the very next day, so the house had to be finished before 10am the next morning. <br />
<br />
The stress mounted with each passing hour. Being very self conscious about not having more inventory to choose items from was salt in the wounds.<br />
<br />
By 2.30-3a.m I started to panic. Stressed out, in debt, not enough furnishings, loads left to do, and completely exhausted, I broke down...yep, cried like a little baby. <br />
<br />
Everything said and done, I did get through it. My son-in-law helped me until 4am, I finished by 8am. <br />
<br />
My new client didn't mind my limited inventory and was very satisfied with the result. Especially since they received over 25 offers the first week. I was thrilled (and relieved) to learn the property sold for a great deal over asking.<br />
<br />
Despite all the woes, Staged Interiors Inc. was officially open for business.<br />
<br />
Are there things I would have liked to do different? Absolutely! I am going to take my "lessons learned" and keep moving. Now on to the next staging project!<br />
<br />
Oh, and if you don't mind, that bit about my little melt down...let's just keep that between ourselves.<br />
